Listen to my Staging 101 podcast with Funky Homes of Austin. We talk about all the do's and don'ts that all sellers need to hear. And lots of things you can do yourself that make a huge impact on listing photos.
If you are a first time seller you are probably asking, "How do I know if I should stage my house?" Your Realtor will tell you, "If you are selling your home, you should be staging." Realtors will love you forever if you tell them you already contacted a stager. Professionally staged homes are easier to sell to potential buyers. Just giving them a unique idea of where their furniture will go, produces amazing results. Staged homes usually sell for about 17% more and about 87% faster, but that's not a secret. It's also not expensive! Which is something else I will go over here. The more you know about staging, the more sense it makes to do it.
If you're living at home until you sell, this doesn't mean you are buying all new furniture and living out of a suitcase! And if anybody asks you to do that, say "No Thank You." Staging is an attempt to to make your home irresistible, but still live-able. You can't go wrong with the right advertising.
As a Certified Home Stager, I am here to prepare your home for sale in the real estate market. My job is to make sure it looks amazing to every buyer that looks it up when they are shopping online. If your home is shown in it's best light, you can sell faster and for a price that makes you happy. In other words, we co-create a home everyone wants to live in. Something to think about: Realtors preview homes for their clients before showing. If the Realtor doesn't fall in love with your home at the preview, they won't send their clients.
Will you be living in the home until it sells, or is it vacant?
91% of home shopping is done online. And a picture of an empty room is not exactly going to jump out at ANYBODY saying "I'm the perfect house for you! Can't you see yourself living here??!" You know that and I know that. That savvy sellers knowledge is why you're here in the first place. You know staging works, but you either... A. Don't exactly have a full house of furniture laying around or B. Don't have time for that or C. Don't have a decorating bone in your body. You just want to get your home staged in a way that showcases how bad a** your house really is.
Figuring out where to start when staging your own home, is overwhelming. Selling your house and moving, is said to be 1 of the 3 worst things you can do to yourself in LIFE! So I try to make it as easy on you, the seller, as possible and help you prepare your home for listing photos and open houses. Having a Professional come to your home and give you their advice on what goes where, what to pack and if there should be any changes to the color scheme, is exactly what it takes to get your home at the top of your buyers wish list.
If you have a rental property that could use a "face-lift", we can help. Whether you're renting on AirBnB, TripAdvisor, HomeAway, VRBO or for short term rental agreements, call me to see how I can help. From Re-styling to bringing in new items, we can get that rental crave-worthy.
Sojourn offers Online Staging Consultations and Shopping Services to make it as easy as possible for you to create your own crave-worthy home like a pro. It's my favorite staging option for the hand's on seller who isn't interested in renting inventory. It's also a way to avoid paying the labor and moving fees associated with a typical in person stage.
If you are wondering if staging can be fit into your selling budget, send me a message and we can talk about what the home needs, the process, timelines, and costs. It's not a pain-in-butt journey, I promise! I will also go over the staging pros vs cons for your area, listing price, property condition and comps, to see if it's even a good fit for your specific situation. It's either a good idea or it's not, but at least it's free to find out.
